印度成为第二大电梯市场 专访OTIS总裁Michaud-Daniel(图1) 

  印度已成为中国之后的第二大电梯市场。印度城市化进程迅速,房地产业,如基础设施建设如井喷般发展。日前,顶级电梯公司——奥的斯公司印度部总裁Didier Michaud-Daniel接受了媒体TOI的采访,畅谈了印度电梯业的现状。Michaud-Daniel于1981年进入通力公司,2008年5月担任总裁。


  问:印度为何能成为第二大电梯市场?它所占有的份额为多少?
  答:因为印度建筑业发展迅速,目前是世界新增建筑量第二多的国家。目前,全球电梯需求量每年为50万部,而第一大市场中国就占28.5万部,印度占5万部。北美只占15000部。


  问:目前全球经济正在复苏。在2009年经济衰退时,奥的斯公司经营情况如何?
  答:2009年,我们的收益为117亿美元,处在行业领先地位。不过同期相比,仍下降了1%。奥的斯59%的收益都来源于电梯维护、维修和改造。我们在全球共为170万部奥的斯电梯提供维护服务。


  问:公司新产品的销售比同期下降了多少?
  答:下降幅度高于4%。


  问:你们很重视中印市场,那么对于“金砖四国”的市场怎么看?
  答:现在“金砖四国”(指中印俄、巴西)成为最火爆的电梯市场:中国第一位,印度第二,俄罗斯第三。这四国发展迅猛,我们在四国的业务发展良好。


  问:那么像美欧这些发达国家市场您怎么看?
  答:北美的建筑市场还在恢复中,也许在2011年底、2012年初时才能有所起色。欧洲市场情况则不尽相同。德国建筑市场发展良好,法国一般,西班牙、葡萄牙、希腊等国还处在低迷期中。


  问:奥的斯在印度的情况如何?
  答:我们将继续关注印度市场。我们在Bangalore市(印度南部城市)设有工厂。2000年,我们在这里卖出2000台电梯,而去年则多达6000部。我们现在重点提供GeN2系列电梯产品,其体积为普通电梯的1/10,节省了空间和能源。


  问:令人担忧的是,印度很多房地产工程计划难以付诸实施,这会影响印度建筑也么?
  答:印度城市人口比例太低,城市化未来会达到40%,而中国的城市化为47%。以后会有大量印度人涌向城市,这就意味着城市将需要更多的住宅楼建设,这为奥的斯提供了商机。

 

 

India is second-biggest lift market in world


  Did you know that India is the second-biggest market for lifts globally, second only to China. Surprised? Don't be. Rapid urbanization and a spate of infrastructure development have seen the real estate sector boom and new office and residential complexes spring up in fast-urbanizing cities. Didier Michaud-Daniel, the global president of one of the world's biggest elevator companies, Otis, was in India recently and TOI caught up with him to understand the market for elevators and how India plays a key role in this industry. Michaud-Daniel, who began his career in the company service sales in 1981, went on to take over as president in May 2008, just before the onset of the global economic recession. Excerpts:


  What are the reasons that make India such a big market for elevators? How big is it in value terms compared to the global market?


  It is because of the construction activity in India. The country now is clearly the second-biggest market in terms of construction in the world. When you look at the global market today, it is approximately 500,000 units annually. While the biggest market is in China, which accounts for 285,000 units, the second is India with 50,000 units. In comparison, North America today is only 15,000 units.


  The global economy is just coming out of an economic crisis. How did Otis fare in 2009 when the recession was at its peak?


  We remained the industry leader and our revenues stood at $11.7 billion. However, there was a decline of 1% on this. Approximately 59% of our revenues come from service which means maintenance, repair and modernization. Worldwide, we maintain 1.7 million elevators.


  Of the balance in new sales, what was the decline in that?


  It was a bit more than 4%.


  You put a lot of emphasis on India and China. How about the BRIC nations?


  In fact, BRIC can be termed CIBR because China is the biggest in terms of construction today. India comes second, followed by Brazil in the third spot and finally Russia. These countries are booming very fast. The growth is very good there and we are doing very well in them.


  What about developed markets like North America and Europe. Have they recovered?


  Construction in North America has not yet recovered and we think that is only going to happen between 2011-end and beginning of 2012. Europe presents a very mixed picture. Germany is doing very well, France is more or less flat, and after that there are countries like Spain, Portugal and Greece which are struggling.


  Coming to India, can you tell me how has been the market for Otis?


  We have decided to invest more in India. We have a factory in Bangalore. In 2000, we were selling approximately 2,500 units (elevators). Last year we sold more than 6,000 units. We will now localize our flagship product which is called the GeN2. Unlike earlier products which were based on ropes and cables, this is based on belts and is one tenth the size of existing products. Besides, it also saves space and energy.


  There are fears in India that a lot of real estate projects are unviable and also that there can be a slowdown in construction activity?


  As you know, in India the rate of urbanization is quite low. We know that this rate is going to go up to probably 40%. Today, if you take China, they are at 47%. That was very low as well ten years ago. So clearly you will have more and more people coming to the various cities in India and trying to get a job and because of that, there will be more residential requirements which means more construction.
